Does anyone have estimates on how much it would cost to get the house rent-ready?
What would the rental amount be on the house?

Perhaps a deal is doable for someone who plans to buy and hold the propery as a rental instead of a flip?

For various reasons, I want to start focusing more of my available capital outside of the USA.
What countries do you guys suggest that are in a similar state as the USA now in terms of acquisition pricing and rental pricing?
Are there any countries that really have this type of market condition available now?

Hi guys,
I was trying to squeeze in time to fully prep myself for this weekend, but I ended up getting busy @ day job.
So if you guys have any listings you want me to think about checking out when I get there tomorrow (Friday), please email me the location and numbers so I have an idea already of who to hook up with. Just shoot them over or your website where your deals are listed with details and I'll take a look in a few hours tonight when I wrap up for today @ work.

Thanks
Chris

and I want to check out a few houses and possibly make a decision to buy something while I'm there.
I'm a cash buyer... let me know if you have some good inventory that will work very well for rehab and hold (rent), ready to rent as-is, or a good rehab and flip deal.

Please contact me so we can talk about meeting and checking some properties out.

If anyone has suggestions on who to contact or where to look up some available deals in the PHX area, please do speak up :)

Thanks!

@J Scott
Do you have room/inventory/time for another out of town investor who wants to do with you, what you suggest above?

Professional people take days off just like everyone else does, the ones that are slaves and working all the time are actually a bit of concern for me because it just tells me they have nothing else going on for them.

Why does it matter to you what they have going on in their personal life as long as the work-aholic is performing for you?

If they are performing, their life isn't your problem or concern.

I would also stop dealing with any Realtor that didnt work on weekends or after hours. They need to be hungry and aggressive... I am an investor after all.

Sue developer and possibly HOA.
Have a lawyer write a demand letter to both developer and HOA, if they fail to act, then proceed to litigation.

Why don't they install some insulation/noise proofing inside the engine room or in the walls of your condo?

Sounds like the developer didn't do proper testing for noise levels during construction and/or didn't care.

Where in Woodland Hills is this, just curious as I live here too.

This site is his business... he doesn't run it for charity.
Should I expect one of my employee's/customers at work to start a "send Chris on vacation" fund??

If Josh really is tired of running this site, let me know, I'll take it off his hands :)

Why don't you guys just become pro members? Maybe he could have taken a vacation long ago...

$100 pays for 7 MONTHS of pro membership here at BP.
