Japan sounds really interesting... are there local resources such as wholesalers or websites to review inventory?

Are there recommendations for local management-type companies?

I have 7 SFR's that have been rented out for several years now. Total approx. value is ~~$1.1MM. $0 debt, $0 deferred maintenance, nice homes in good areas. (FL and CA). No funny business, clean titles, no past due obligations, etc.

What are my options to getting cash out of them for further investments?
Either as the entire portfolio serving as collateral, or individual properties, etc...

The catch is I cannot provide tax returns at this time.

 They cost more to buy, but the margins are better in the end.

I am open to joint venture (partnerships) with others if you have legit rehab deals and you want to get them done. Hello Realtors / Wholesalers / Bankers, etc!
I have cash available and can do quick 10-15 day closes.

I am located in Irvine, CA and will do deals in Orange County, San Diego, Los Angeles, San Bernadino, Inland Empire, etc.

I will also consider deals out of my area/state -- so if you have a good deal (think minimum $50K net profit EACH), I will fly out and check it out. Pretty much anywhere in the country.

Requirements: No lagging when we have a house -- get the house done and get it back on the market and onto the next one.
Market must have volume - house can't sit on market for weeks/months.
I have my own team of guys we can use to get stuff done quickly and low priced too - so if you just have the house deal, I can figure out the rest too.

Can someone refer me to a "professional" photographer to take some pics of my latest rehab? I put professional in quotes because it doesn't have to be a TRUE legit company, just an individual who does this on the side and knows what he/she is doing is perfectly fine.

Needed immediately for a house in SFV. Thanks!!

Heres a link to the craiglist ad I just posted, dont want to solely rely on realtor. Has some more pics to view. House looks great. Has anyone had experience with FSBO.com? Is it realistic to find legit buyers if I pay for a post?

Minimum profit of $35K after all fees and costs (rehab, realtor, title, etc). The lower the profit the faster turn it needs to be. A $35K profit house would need to be turned in 2 weeks.
