I am curious to know what markets other than SoCal have $100K+/- margins on $350K~ purchase cost homes?

I am in immediate need of rehab required / distressed / uninhabitable properties in the Los Angeles County / Orange County areas.

I will take properties pretty much throughout the entire LA county area as long as there's enough room for rehab and profit.

I have my own contractor team ready to go. I am a CASH BUYER. 15 day closes doable. AS-IS deals doable.

Hi,

I want to start a discussion about possibilities on how to maximize current assets and a good amount of cash to generate about $15k/month net (take home) income. I was thinking about doing rehab&flips in CA due to how high the margins are, but I'm having a hard time finding enough leads to make recurring revenue at the levels I need it ($200k/year take home).

However, what is not hard is finding buy&holds in other states and generating more passive income that way.

I currently own 6 houses in FL outright. Their value is about $120K each.
Each is rented about for $850-$950. I bought these all between $60-$85K several years ago.

I have about $425K in cash in the bank right now, and I am working on a flip right now that I will net approx. $200K from once the house is sold.

What are some strategies that you guys can think of or suggest that would allow me to use current rental incomes plus house values, plus my cash to generate a reliable $15k/month net income personally?

I have no problem self-managing the homes, and wouldn't mind flying out to a state every so often. I would like to group new bulk home purchases together in the same area / city to make it easier to manage.

I was thinking about buying up properties in Indiana, Tennessee, Tampa, Cleveland (or surrounding areas). Places where I can get the houses for around $50K~ (after rehab and rent ready) and rent out for $800~.

Then leverage (get loans on) some of the fully owned assets after my cash runs out, and buy more houses with the loans - the returns obviously being higher than the cost of the money, and hopefully that would get me to the $15k/month income level.

Thoughts or other strategies?

Also wanted to point out, that I am open to duplex's, tri's and quads but ideally I would like them to be fully vacant as they will be rehabbed and I dont want to deal with in place tenants getting in the way of rehab.

Los Angeles County , Orange County are my preferred locations, but I can travel to Inland Empire as well as long as their is profit to be made.

11-16% margins p/a are good though... as good or better than the States...

While there isn't capital gain, how difficult would it be to just pass them on with 0 loss?

Just curious, what price range are you searching in? SFRs or condos?
