If she has a sugar daddy, the sugar daddy probably has a wife.
He's the one paying you, you have his contact information.

Simply suggest that he find her a new apartment  and you will let him out of the lease without any early termination fees or penalties. Let him know that its in his best interest to heed your suggestion to prevent any "other parties" from being involved if you start trying to contact him at his home after business hours mentioning a "second" apartment and a "female tenant".

How does no one answering the door qualify as proof of sub-leasing?

You will probably need to find a lawyer who will take the case and hope to be paid afterwards for his fee's and maybe a small settlement for hardship for her from the state.

I own 6 houses each with well water and septic tank -- haven't had any major issues or drawbacks.
Cleaning the septic tank out is like $150 every few years.
As long as the well and filtering equipment is in good condition and properly maintained, you shouldn't have much of an expense.

Anyways, when you start out with cash, doing buy and holds is indeed easy and there are very good deals out right now. It's a good play if you have a lot of cash and can reach the monthly income level that is enough for you to be happy.

I'm working on making a few more hundred K now and then will be jumping further into landlording (have 6 paid off SFR's already now) and retirement at 27-28 years old.

Nothing like real estate for asset retention plus revenue generation all in one.

People can spend a lot of money, especially when you make that much and live in Miami - trust me, I know.

Hi Patrick,

Do you have the inspection scheduled as of yet? I live in Orange County, but I am interested in this property and would fly in for the inspection.
Do you know the condition of the units? Do they all need rehab?
Does every unit have its own metered utilities?
