I would hold on to it. The losses every month are not that big of a deal, in the end he has the renter pretty much pay off his own condo for him.
The reward in the end of owning it outright and only having had to pay <$250/month to do that is going to be bigger.

I would do all the following:

1) Raise rents
2) Lower expenses
3) Pray for inflation or at least increased demand for rental housing.

Appreciation will eventually kick back up, and he will end up with a free and clear condo for just <$250/month... better than taking 7 years of crap on your credit, and in the end probably costing you WAY MORE than $250/month due to increased interest rates, declined loans, etc because of the bad credit.

7 years is a long time to be ******** for credit... he never knows what opportunities he will miss due to this or what increased costs he will realize due to his bad credit... and all over $250/month...

Lazy money is the best money... why kick out guaranteed sources of income.

#4 is late and in the middle of a bankruptcy, and her mom is whiney.

Hi,

I found the following 2 properties in the Miami area.
I sort of know the area in terms of physical locations and have a new business down near 836 & 95. However, I don't know the "feel" of the neighborhoods of the following 2 properties.

I am looking for things to buy&hold with the ability for me to mooch off it for free accommodation for the few times a year I fly down to Miami.

Can anyone give me some info/advice on the general area the following 2 properties are located in:

401 nw 145th st, Miami FL 33168
- SFR, 2 bdr, rent one at as a "roommate" situation and have a place to stay when I go to Miami.

1258 NW 61ST ST, Miami, FL

- fourplex, would keep one for when I come down.

Thoughts on the locations, rentability, demo?

I use Lexington right now and it seems be working fine. They are sending out their letters and disputes, etc.
Definitely not a scam. Been using them for almost a year now.

You are always going to find idiots on the internet complaining about *something*.

OK, I need to get some more deals done and I'm open to areas outside my current holdings in Vero Beach, FL.

What cities can you guys suggest that have good deals right now for buy&holds that are easily accessible via major airports? (and no long drives afterwards).

Availability of longer'ish term hard money (12+ months) in the 9%~ range would be good too, but I'm more concerned with the first question.

What about the area this house is in, is bad?
From the Google streetview it looks like a good enough area. It has a really nice green open area just down the street a little bit too.
