Great Afternoon BP.   I'm a 1 man flipping team looking for a fix and flip.   I have $200k cash ready to deploy, with access to funds if the right deal came across.

buy box:

10 miles from 23120, almost any condition (not looking for fire or totally distressed).   I do all my own work (except HVAC) on nights and weekends.   

I have a realtor already so please no realtors, unless you have a pocket deal you may want to offload.   I will use you as the selling agent.

Yes @Jaycee Greene using my cash to purchase.  And that property looks good.  Moderate rehab, value add like a bedroom or Bathroom is an option too.  Maybe an unfurnished basement or flex area.   As I move thru properties my buy box will increase.
