Dishwasher is not that expensive. And it is one of the factors that tenants will take into consideration. Dishwashers really help a lot at the moment. A kitchen is not well-prepared without a dishwasher.

Great information from the replies! 

If these people rent a house for a long time, they may not be able to afford the increase in rent.

They may also be better than some random strangers.

You said that you don't care if they are going or staying, but there may be reasons for them, and the reason why rents have not increased since 2012.

You need to understand these reasons, which can be a tough decision.

I may not accept it. After all, cleaning up the carpet and cleaning the bathtub are the tenants' own work.

Being a owner is not always a business, you could always build relationship with your tenants too.

I use Tellus for rent collection. My tenants pay me rent through the app every month and it's super convenient! 

Nooo. How could they forget about that they were evicted? Anyhow you know they have been evicted and they probably lie to you. Just choose other candidates.

I totally agree to add a camera. I have seen drunk guy who broke the vending machine.

I didn’t choose any property management company now. The property management company which I choose before was so irresponsible. I think they waste my money.

Call these landscape companies and come up with ideas to sell them to landscape companies at a favorable price, possibly with a smaller market for cherry and hawthorn trees.

Maybe you can hope that they can do the work for you.
