People always explain their way out. Don't be compassionate. Refuse. The next applicant.

This is a very specific issue that relates to your area. You should ask your lawyer to make sure you do everything right.

It is not easy to find a suitable and reliable crew. But you can browse airbnb forum on the internet to ask whether someone can recommend a good one to you or how do they deal with the problem.

So that’s 4 people staying in one bedroom? That is too much! I think you would better refuse them. You can not forecast future situation. And it will be hard for you to handle it. Unless you negotiate with her and she agrees with a high deposit to guarantee.

I think you are worried about dog barking right? But dogs bark mainly because there are strangers near the yard. If dogs get used to you, it will not treat you as strangers and will not bark. Also, if it get used to your tenants, it will not bark. So it won’t be a problem.

@Robert Smith Welcome! I've been on BP for one month and learning it a lot! 

Usually show your units before application. It will save your time and energy to filtrate those who really want the house and are satisfied with it. Think about it: candidates apply for the property and then decline after seeing. But it waste you time to read the applications.

As a landlord, I would not give extra keys to non-tenant. It will bring you potential danger and other bothering issues.
