Applicant denies knowing about their eviction.
After running credit/background checks, verifying other info on the application, I did my own online search. Applicant names were found online on website for courts in the state they moved from a couple of years ago. Website shows an eviction hearing & settlement in favor of LL. The TransUnion report I ran did not show any evictions. Applicant claims they don't know anything about it.
Is that even possible?

Doesn't matter which data is right & which data is wrong. There is an above average chance that these tenants have been evicted before. Simply deny them & move on. Your job is to put a tenant in your property that gives you the best chance to maximize your return on investment. Your job is not to figure out what's going on in these peoples background. That is their problem. Their problems are not your problems.
