@Daniel Alegre I've never used any of them but I use Tellus now. It is designed for rental collection so I feel all my property issues and rent collection go well using it. I collected checks from my tenants before and it was really annoying. Some of them would pay late sometimes and it was hard to track these rent payment. Tellus sends reminder to my tenants before payment date, charge late fee automatically when they pay late and always generates the rent roll. Try it out! 

@Charlie Moore It seems helpful to every tenant and that's already enough. I agree with you. When moving to a new house, we need time to get used to the environment. And your tips about how to get start and how to run smoothly can really be helpful. I am on your side and I will take your method maybe. 

@Greg Wilkins Your consideration is correct. A letter from their bank is necessary. Ask them to provide an explanation from the bank about frozen account. And if you decide to use the deposit money as rent, I suggest you negotiate and confirm with your tenant when and how you will recoup the money.

You've mentioned a good point. I always answer their questions but never ask them anything. It's good point that I need to think of. 

Check Tellus! It fits for small units landlords. 

Good screening can prevent issues. Do a comprehensive and thorough screening before renting out the house.
