I've had a good experience with Cozy but I wanted to try other applications to see if they could provide more or something better.

Currently I'm using Tellus since it's a free platform and I mainly use it for screening reports and rent collection.

Definitely not liable for the gifts but make sure to settle that mice problem asap! Simple solutions are just providing the tenants with mouse traps or calling a rodent exterminator

I've tried numerous apps and haven't exactly found one that fits everything I want in terms of capability. Currently, I'm using Tellus app, which is a mobile platform on iOS and Android. I like it so far because it's free unlike all of the other apps. I've been using it for free tenant screenings and using it to syndicate my property listing onto numerous sites. The issues I have with it are that it's a young company, so there's a good amount of bugs so far but they do update frequently and have pretty responsive customer service. 

I agree with Theresa. They should have contacted you when it happened and given you an update on the situation as opposed to letting you know last minute that they are going to be late on rent. I would definitely give them a call and ask how they are doing to get more clarification on the situation. If they seem to be reliable and responsive tenants, this may just be a one time thing and hopefully the next payments aren't an issue.

A furnished property at a higher price is definitely more appealing and will get you more leads in a shorter time as I assume most people around an area close to universities are looking to move and get settled quickly. It just depends if the costs of furnishing the home will outweigh leaving it unfurnished as tenants may not treat the furniture well and cause damage long term. Make sure you screen the tenants well and ensure that any piece of furniture will not need to be replaced or repaired by the end of their lease.

I agree with Sarah, a new fridge will hopefully last longer and will cause you less problems. If you are on a smaller budget, you could also look at places like Craigslist or used appliance stores for better deals.
