As Chris mentioned in the thread, a lot of damage can be done in a short amount of time so make a decision as soon as possible. Depending on the reliability of your tenants, I would definitely consult them and let them know that the neighbor has reached out in regards to the dog damaging the fence. Give them a warning that if they are not able to train it and keep it from continuing its actions, they will need to find another place for the dog to stay. If they are unable to comply and work with you, then tell them that it is in your best interest to not renew the lease once it expires.

Hey everyone! I was thinking about getting a loan to fix up a property I inherited. The trouble is my credit isn’t the greatest and I keep running into interest rates that are higher than I want to pay. Does anyone have a lender they would recommend?

Holiday pastries or snacks are always a great gift to hand out! I usually like to personalize mine a bit and add a small friendly note. 

Naborly does free tenant screenings! I've screened a few tenants through here and they do everything within 24 hours usually and they check things like credit score, employment history, criminal record, debt, etc. I think they're a San Francisco based company. 

Definitely don't just rely on yourself being the backup option as your primary option to rent a house. Make sure you have backups so that in the case that you do lose out on this one, you aren't scrambling to find another one.

I think if you're considered as a backup that means you're a very likable candidate at least and just make sure that if they do get back to you with anything, to always reply promptly and be informative. Don't have them constantly having to ask questions to get an answer and show that you're going to be a great tenant that cares about their home and show that you care about it like it's yours. 

As of recently, I've been using Tellus which is a property management app. So far with my experience with them, there are a few bugs but overall it's pretty useful. You can list your properties on the app and they will post it for you on listing sites and they also provide free tenant screenings that they get through I think Naborly. 

In terms of tenant screenings, what I usually look at are their credit score, criminal record, debt, employment, and past rental history. Just need to see where they're coming from and if they are going to be a good tenant in terms of just personality and ability to make payments in a timely manner.

One of the convenient things about Zillow is that it if you post a listing, it also syndicates it to Trulia and HotPads. From my experience I've been able to get a lot of tenant leads from posting on Zillow. I also post on apartments.com and zumper.com. 

In terms of interface, Zillow and Zumper's provide a good amount of info for listing details and are user interface is easy to use.  

My first reaction to it wasn't the greatest but that was probably just due to how polarizing it was. Something that has never been done before in terms of aesthetic for a consumer vehicle and something that just has so many well thought out features. 

With a pick-up truck market that probably doesn't really care much about electric vehicles and consumers that have stayed loyal to certain brands of pickup trucks (Ford, Toyota, etc.) Tesla had to do something that would attract this demographic and I think it certainly has attracted or at least caught the eye of this market. 

I could definitely see myself owning one later in the future and have a blast with it!

Check Tellus, mobile-friendly app. I believe tech savvy tenants would like to use it especially. My tenants now just simply tap into the app and then pay me in five seconds. I can also track financial reports since the app automatically generates rent roll and other financial reports listing my incomes and expenses every month. It helps me to get rid of my own manual spreadsheet.
