That's why I started using an online rent collection system. Dealing with late rent issues are really annoying.

Speaking of app, I will say Tellus app since they are mobile-first. I know Cozy but it seems they don't have an app version. Personally, I like to manage my property just using my phone and it can also collect rent online. Check it out if you are interested in using an app as well.

This should be definitely according to your state law and also check the market trend price. 

This actually happens a lot. Although there are so many tenant inquiries, not so many people come in and see the property. You can set up an open house time and tell all the tenant inquiries at that time so that they can come once. That way you don't need to wait for them for different times.

You can also use Craiglist, Zumper. Personally, I used Tellus App to help me post on more than ten listing websites.

I've been having a good time using Tellus App. It helps me handle posting listings, screening tenants, rent collection and financial tracking and their app is totally free. it's time to use software to manage your property, Todd! We need to use online rent collection to attract millenial renters.

No, I haven't heard of it. I'll follow up with this discussion. 

Not sure about pros but I feel like it will only bring you cons. 

I'll recommend you set up an open house time and meet your potential tenants in person, but remember to plan some own criteria before meeting them.
