I'm going to look into Seattle and Phoenix. My friend told me that Phoenix is a hot spot now.

It seems Tellus App partners with Naborly about the tenant screening service and it's totally free. The reports I have received are thorough and include all the information I needed.

Personally I use Tellus App for all my rental property management. They offer a free screening service for both the landlord and the tenant. Their report is comprehensive including credit, rental history, criminal record, verification. Check it out!

Try Tellus. I use it for my rental properties. I know collecting rent in cash is annoying because my tenants paid me in cash before but now they pay me rent every month via Tellus. The app generates rent roll and all the other financial reports so that I can track every rent payment. All the other things like leases, incomes and expenses, maintenance are all recorded in the app. I think it can also help you too.

I always focus more on rental history and criminal records. 

How do you decide to your tenant? I mean they seem ruinous. Destroy all the properties. Maybe you need to filter them more seriously. 

I won’t leave the task to my tenants. I'm afraid that they will damage the soil and plants. So I prefer hiring professional people to handle it.
