Penny for your thoughts on Atlanta

What is everyone's overall thoughts on Atlanta and surrounding suburbs SFH growth? And what areas are considered to have the greatest potential? I am an out of state potential investor looking for reasonable cash flow and strong appreciation. I live in South Florida and am looking at other markets for investment. Florida real estate is terrible.

Atlanta and its suburbs offer solid potential for both cash flow and appreciation. Areas like East Atlanta, Decatur, and Southwest Atlanta provide steady growth and affordability, making them great options for cash flow. Sandy Springs and Roswell offer strong appreciation, while areas like Kennesaw and Woodstock are experiencing rapid growth and can provide good cash flow. Suburbs generally offer better cash flow, while areas closer to the city offer stronger appreciation potential. Overall, Atlanta presents a great opportunity compared to Florida's current competitive market. Lets connect!
