Thanks to all for the responses to this post. I thought contractor rates would be more due to dealing with the elements. Hopefully the Fargo market will be good to buy and renovate when I move there in a couple months. I'm sure it's going to be a culture shock coming from Northern California.

I was just thinking about this topic since I'll be moving to Fargo when winter is going to start. Is it smart to buy a property during the winter? Will contractors even work during the frigid cold and if so, are their prices higher? J Martin is right with the Cali weather. I sure am going to miss it!

@Steven J. I am active duty Air Force and I'll be working at NDSU. At first, I was not looking forward to the move as we are very comfortable here in CA and it was a non-volunteer move; but, I figure change is good and Fargo is a good place to actually get started in real estate investing. I can't wait to meet you and everyone else up there!

@Steven J. Hello. I was just browsing for "Fargo" posts and found this meet up post. How did the meet up go? Has there been any more meet ups? 

I will be moving to Fargo in a couple months and I'm looking to network and get some mentorship as I am still expanding my real estate knowledge. 

@J. Martin This is awesome! Too bad I have to start packing and getting ready for my unforseen move to North Dakota (gotta love the military)! Though I haven't been to any of the local meets here, You really look out for the Real Estate Investor community here in the Bay Area. I hope to find someone who does the same in ND!

Looks like Fargo has some positives going for it. I just wish the schools at West Fargo mirrored the schools from Northeast Fargo. Without doing too much research, seems like all the newer homes are in West Fargo. 

I'm not sure what's the best approach in Fargo. Buy and hold? Flip? This noob needs some help!

@Caleb Carlson thanks for the info. I'll be sure to check up that meetup. Investing in a college city sounds a bit risky, but we'll see what happens when I move there.

Hi @Caleb Carlson. I'll be moving to Fargo in November and I'm looking to buy a small property when I get there to hold for a couple years. Hopefully we can get a small meeting with other investors to share some knowledge! How long did it take for you to find your current property that you own?
