I got my first deal driving for dollars - made $24,000 and it changed everything for me. 

I still recommend a good ol pen and notebook, but that's just my personal preference.

The only app I use is landglide which Is very useful. Hope that helps.

Hey guys,

I currently wholesale full time and this is my take on this topic.

Should you get an LLC prior to wholesaling? Yes.

1. It will look professional when writing up a contract - making sellers more comfortable 

2. It will limit your liability if something goes wrong - things can go wrong 

3. You're in business so it will teach you how to create a company, business bank account, credit cards etc.

4. Tax Incentives - (pass through entity, write offs, etc)

5. If you're a licensed agent you will have created an entity separate to yourself 

Just like houses you have nothing to lose by starting your wholesaling journey with the right foundation.

Hey Daniel,

From what I gather you can approach this 2 different ways.

1. If the seller is in a hurry - Present it you your buyers as a deal with subdividing potential - have them submit their highest and best offer. A seasoned buyer would see the potential and possibly offer you the right price.

2. If the seller has time - lock it up for 90 days if possible and look into the zoning and zoning sub categories. You can call your 'city planner' and get these answers.

Hey Canaan, 

That's quite an impressive resume. My advice to you is to acquire a skill set that brings more to the table, the numbers of a real estate deal are actually quite simple and it seems like you will be able to master that overnight. 

Pick up books on negotiations / real estate sales / marketing etc. 

You will bring a ton of value if you are able to locate and lock up great deals.

I became a real estate agent in 2015 because I wanted to become an investor, soon found out being an agent has nothing to do with investing.

I now run a full-time wholesaling operation and love this side of the business. 

Ultimately being an agent was not for me due to one simple fact - I still had a boss (the seller and/or buyer).

With that being said I enjoy having my license so I would not change that, I strongly believe that you must obtain it to be a well rounded real estate professional.

20,000 post cards a month

From this I get approximately 150 calls (25 leads per contract)

I will get 6 contracts (60% will close)

3-4 deals closed

Average deal $13,211

Become a student to - sales, negotiations, real estate basics, transaction coordinating, marketing techniques, how to build relationships, prospecting.


I found major success in wholesaling when I literally devoted 100% of my day to self development, talking to homeowners and saying no to distractions.

Hey LaTamra,

Cold calling & Direct mail are two forms of marketing that have stood the test of time. I have built my business on these two marketing channels alone.

They key is speak to as many homeowners as possible every single day!

When I first started I had about $1,500 to my name - I drove for dollars found a property in distress, wrote them a letter and made $24,000 on my first deal. Make sure to stay ACTIVE and prospect daily.

I know of a few Canadians virtually wholesaling in the US, definitely possible.
