As we all know it is unfortunate that hurricane Harvey just came in and destroyed thousands of homes. What does this mean for wholesalers here in Houston? I am certain that many leads will now be from distressed victims interested in selling their flooded homes. Do these homes have potential for wholesaling? Is there a market of buyers willing to buy these homes?

Looking forward to your feedback.

If you want to follow the 70% rule as a safe bet then:

560k (ARV) x .7 = $392k

$392k (ARV) - $100k (Repairs ) = $292k

You should acquire it around $292k to make a profit that fits the risk.

Will the disclosure of it being a flooded home/neighborhood hurt the resale?

Hey Guys,

This would be my first time trying my hand at refinancing one of my properties. I'd like to get suggestions as to who some of the best cash out refinance companies are here in Houston.

Thanks in advance!
