Florida is definitely the state that has come down the hardest on RVM. 

Every one with massive success using RVM is scraping against litigators using sites like blacklistalliance . com - they remove known litigators from your excel spreadsheets

The real key is to own as much data as possible without having to skip trace (since it's expensive) - I recommend wholesalingdata . com for that - their lists come with name, addresses and cell phone numbers for like .08 cents

Hey Andrea,

I've closed a $45,000 deal using this very website. I posted my deal on the market place and sold it 2 days later. I would also join all my local investor FB groups to find more buyers.

Whats going on brother? Looks like your question hasn't been answered.

I am locking up about 8 deals a month by cold calling & direct mail - I hired 4 cold callers to generate me hot deals and I take the direct mail calls to my cell phone personally since that marketing channel costs more money. 

Stay focused, stay hungry!

I run a full time operation - I am putting in 75-80 hours a week

I wake up at 5am and gain as much knowledge as I can,  9am - 6pm  I am speaking to homeowners, 6pm-8pm I am back to education.

I understand that this is too much for most people but I love it - I enjoy running a high level wholesaling business and pushing my limits daily.

It's all about value brother, if you're bringing a deal to the table that is great value!

If you are bringing strong buyers that is also value.

I would highly advise you to develop the necessary skills to find and close deals on your own, once you learn these skills you will never work a 9-5 again.

I am also from Houston, I started Wholesaling in 2017.

I've done Millions of dollars in assignment fees since then - you are on the right track. 

Don't forget to always keep learning, work on your sales skills, negotiation skills and principles of marketing. 

When your SELF EDUCATION matches your HUNGER you will do GREAT things.

You have to set your core principles at an early age.

I NEVER give 50% of my profits - just a personal principle.

If you know you're capable of great things it is in your best interest to learn through YouTube University first then pay a FLAT FEE for a mentor.

Congrats brother, now let's get you closing $20,000+ deals! 

Trust me when I tell you they are out there.

Cold calling is the cheapest way to market since you just need data and your phone  (This is what I recommend). 

SMS is the most popular option but you will be paying to use a program and send them in bulk. (still a good option)

Bandit signs can also be pretty cost effective but just be ready to hustle and put these signs all over town (not a big fan of this approach, but I know many wholesalers get massive deals from these) 

In the beginning I had more hustle than money, so I hustled more using cheaper marketing methods such as these.

When I first got started I mostly focused on pre-foreclosure leads, it's definitely an INTENSE ride.

My approach made me over $150,000 in just wholesaling/wholetailing these deals that year.

I would call the pre-foreclosure lead and explain to them that I was aware of the "situation going on", I was here to bring a possible solution.

Tonality is everything, you have to sound sympathetic - you can't approach someone in this type of distress with too much energy. Tonality alone is a science that needs to be studied to increase conversion.

Ouch!

I'm sure this company put this somewhere in the fine print when you first got hired. 

I would find out what options they can give you in order to still get paid on those.
