I have been wholesaling virtually for a few years now, I never see a single property and do everything over the phone. It's an incredible business model!

The best way I can explain wholesaling is:

Hey Jesus,

Your best bet is to have the seller call her mortgage company to have them stop the foreclosure, she can explain to them that she currently has a contract to sell it and she can provide proof. I've had this work in the past but it's really a 50/50, doesn't hurt to give it a shot.

Wholesaling is a numbers game, one of my first deals was a small foreclosure list that I would call religiously (every day).

I made $30,000 from that list, keep dialing.

Cash buyers is one of the easiest parts of this business. 

  • Join every real estate FB group in your city
  • Pull a list of Cash buyers from Propstream
  • ALWAYS make sure your deals are actually profitable

Simple as that.

Hey John,

The reality is that 'Current Owner' will not have the same impact as 'Eric Smith', this will more than likely hurt your response rate. Have your VA do what @Taylor L. suggested and explain to them to add the first name and second name, I would rather have a partial name on some of my cards then to have all of them say  'Current Resident'. Hey Eliu,

Always make sure to lock up the contract prior to presenting it to any buyer, too many things can go wrong if you are doing business based on trust. Just make sure that you do your numbers right and that it is a profitable deal, this way you won't waste the homeowners time. Ask the owner for a due diligence period where you can further inspect the property and present your equitable interest to your buyer(s)

Whats going on Scott? 

I have found luck going on Upwork.com and searching for callers in Central America, I found a small call center this way by asking them if they worked with one. I use wholesalingdata.com to get 50,000+ records (the data comes with phone numbers) and typically provide each caller with 10k records. Hope this helps
