@Brendon Kerrigan Please add me to your buyer's list for single and multi-family deals in the greater Boston market. Do you have access to the MLS? I hope you do so you can search who bought properties recently in a certain area and your can cold call them and add them to your list. Networking events are great as they attract local investors but there is not that many now due to COVID. We run the Boston Real Estate Connection meetup group:

Hi @Jake B. I don't live in Maynard but just completed a flip there recently. The property sold really fast and it looks like a great town. The building department and inspectors were easy to work with.

@Bud Gaffney First I would look at some comps and find out if paying $448k for 7 units is a good deal. Then I would find out if this property would cash flow based on the rents you are collecting and the mortgage you would be paying (plus all the other expenses). Hard to tell from your info if this is a good or bad deal. Happy to help if you want to chat more about it.

@Matt Thomas We operate in the greater Boston area. The cost vary by project size and area. Worcester projects most likely will be a little cheaper than Boston. I read J Scott's book and its excellent but labor prices in our area are much higher. Reach out to me if you need help and I will share what we are paying for our rehab projects.
