@Jack Feehan Good luck this weekend. @Joe Rodriguez had some great feedback and I would advise to keep an eye out for low ceilings since that is not something you can fix. Windows can also be expensive too if you have to replace all. Keep an eye out for asbestos in either the tile, siding or heating pipes in the basement. Let me know if I can help in any way.

@Naeem Rajaee Sutton In mass we use attorneys for all real estate closings. 

1. What is the attorney responsible for in terms of closing, contracts, titles, etc.?

Yes, they will do all the above and coordinate paperwork with the lender.

2. Is it common to use the buyers attorney?

Best route is for you to have an attorney you like and trust and ask the buyer to use your attorney so this way you can control the deal till the end. 

3. Can anyone recommend me any good real estate attorneys in the Massachusetts area?

Yes, feel free to PM me and I will share our attorney. 

4. Are there any fee's that I will have to pay at closing as the middle man assigning a contract to a buyer.
No, there are no fees you have to pay.

@Steven Robillard I'm with @Charlie MacPherson on this one. I have never seen one in Mass for less then $20k and I heard of a builder in Wayland where it cost him close to $60k between all the fees.

@Cindy OBrien It depends. Westwood is a great town with a lot of new construction going on. With the limited info I have from your post, I would say the highest and best use would be to build new. If you have the time and expertise I would take on the project myself as typically you would make more money that way. However, selling to a builder AS-IS might not be a bad idea either as demand is high and builders are paying top dollars. So it depends on what your goal is with this transaction and how it would affect your mother. Happy to chat more about it.
