Mark your calendar. Our 1st in-person meetup since early 2019 will be on Saturday, June 12th.
We will be hosting the event at our new Natick office at 150 E Central St.
Come and have fun with us while we enjoy some good food, drinks, network and talk REAL ESTATE.
We will have plenty of time to introduce ourselves and get to know the group of local investors, wholesalers, contractors, lenders, agents, attornies etc.
We will also have a presentation to go over some recent deals we have done (flips, rentals, wholesales) to get the conversation going and learn from each other.

Come join us on April 14th as we discuss "Building Modular" in the City of Boston.

We just sold a ground-up new construction 3 unit building and it was our 1st Modular project.

We will share our experience from A to Z on the project. Identifying the manufacturer, planning, and designing, permitting, and financing.

Of course, we'll include Networking and Q&A.

@Joseph Lavoie I recommend Driving for Dollars through the "Driving for Dollars" app which will also do the skip tracing for you. Once you build up a list of 500 leads I would start calling and mailing them. If you are looking to build a larger list you should look into listsource and screen for the following:

Age of owner 50+

Equity in the property 50%>

Time of ownership 10+ years

Etc

Hi @Ashley Njiru. We also use the 70% rule which in the current Boston market is aggressive. It would be awesome if you can get deals signed at 65% ARV-Repairs though as that way you can make a lot more money as a wholesaler.

We use comparable sales from the MLS to determine our ARV. If you don't have access to the MLS then use Redfin as they have great data. DM if you want to chat more. We are constantly buying in the greater Boston area so if you find a deal I will be your buyer.

@Darrene Hurr Welcome and congrats for taking the first step. @Raymond Lewis has some great advice. Cold calling is by far the quickest way to reach out to homeowners to find out if they want to sell but like everything else in order for it to work you need to be consistent. Doorknocking is also very effective but difficult in the winter months. DM me and we can talk more. I'm an active buyer in the greater Boston market so if you find a deal please let me know.

@Ryan Moffett As @Howard Herrington said it's definitely not illegal to wholesale in mass. And you don't need to be licensed either. However, you need to have a solid contract to use and working with an attorney that understands wholesales is crucial. We are always looking for properties to buy so if you find anything I can be your buyer. Feel free to reach out with any questions as I have experience with wholesales.
