Hi @Michael Rivers The Mass Public records law allows us to request a list for the taxes owed. We send this list to the assessor's office for the specific town. I will connect you with Andrew and he can share the letter that we use to obtain the list.

@Danny Mak Congrats! I would recommend you get at least 3 quotes for the job. The cheapest quote is not necessarily the best. I would ask for references, a copy of their licenses and insurance. There is no perfect formula with contractors and I have been burned over and over again. As far as doing the job in a timely manner, that is something you should put down on your contract. If contractor says I will be done in 2 weeks than write that on your contract. You can even charge $100 penalty for any extra days if the job is not completed. There is a local FB group called: Black Diamond REI Insiders

Become part of that group and you can ask for contractor referrals. Best of luck and let me know if I can help with anything.

@Matthew Kinch Congrats! Thats a good size project and I hope it was profitable for you. We did a 4 unit gut rehab in Brighton recently and it was challenging to say the least. One thing we learned is that bringing in a new water line for the sprinkler system is not cheap. Most of the cost was for the excavation company.

As we start 2020 strong, we thought of creating a mastermind like event focused on best practices.

Here are the topics we can cover:

Best lead generation sources
Conversion best practices on appts
Cost per conversion
Best tool that you discovered in 2019
Funding deals - best sources, rates and terms you are paying
Construction - how are you finding contractors? How are you holding them accountable to their work.
Best technology tool you are using now
Best training or coach that you follow
The biggest mistake that you made in 2019

And send us other topics you want us to cover.

We will have plenty of time for networking and catered lunch.

Looking forward to seeing you guys for our 1st Meetup of the Year.

The #1 skill for any real estate investor is the ability to generate off-market deals. We have a special guest lined up who has made his mission to learn the direct to seller marketing approach. Our guest for the November meetup is an experienced investor and genius marketer, Justin Silverio.

More info on Justin:

Owner of JS2 Homes and Open Letter Marketing. He has been investing in real estate since 2011 with extensive experience in rehabbing, new construction, wholesaling and multi-family rental properties in and around the Boston area. Justin founded Open Letter Marketing in 2016 with a focus on providing real estate investors with a more effective direct to seller marketing approach than the outdated methods. The company works with hundreds of investors throughout the country and is recognized as one of the top real estate investor marketing companies.

This will also be a great networking event where you will meet other investors, lenders, attorneys, wholesalers, contractors, agents etc.

We have decided to partner up again with our friends at "Real Estate Investors of Metro West" as our last meetup was amazing with over 70 people in attendance.

We look forward to meeting everyone soon!!
