Looking for first rental property advice!

Hi all!

I am 24 and living in Boston working for a general contractor as a superintendent. With my work I do have a lot of knowledge on structural integrity but I always want to learn more! I am taking a look at my first potential rental property this weekend and was looking for advice on what features of the house I should be looking at. (Water heater, Roofing, appliances, etc...)It is a duplex in Lowell, MA. Any advice helps!!

@Jack Feehan Good luck this weekend. @Joe Rodriguez had some great feedback and I would advise to keep an eye out for low ceilings since that is not something you can fix. Windows can also be expensive too if you have to replace all. Keep an eye out for asbestos in either the tile, siding or heating pipes in the basement. Let me know if I can help in any way.
