i am just starting out and need advise
Hello, my name is Zack and I have a very stupid question.
I live in Boston Mass, and would like to start investing in the RE. I have read many books, recommended by your website and found them very helpful; however I need to find the starting point. I am 44 and recently sold my company and have the means to start investing in the RE market. My goal is to generate monthly/yearly income and dedicate myself to this new venture. I have about $1,000,000.00 in cash for down payment as well as I put some money away for “just in case”. Where do I start, apartment building, single or multifamily housing, rehab, or??????

I'm currently generating about $10,000/month on a total investment of $369,070 in St. Louis, MO.
Our portfolio consists of a mixture of 21 rentable units(doors), across 10 properties and my wife and I manage it all from California since 2012.
Not everyone has the stomach for that market, but we're learning every day and still moving forward with it.
I'd like to also point out that for the first 5 years of our investment plan in STL, our strategy is strictly cashflow and for that phase of our strategy we don't really care if those properties don't appreciate a penny in the next 100 years. Our second phase of our strategy will take appreciation into account when the first phase is complete.
