I do a lot of work with our title company (flipping) and so she's more than willing to run a prelim title report for free. Go make relationships.

I know it's under contract so this answer is for next time. I reduce after 2 weeks by $100 and each week after that by another $100. I assume I have priced it correctly when I originally listed it and only do the small, $100 reductions to get it to ping the notifications on smart phones who have apps like Redfin or alerts set up in the RMLS.

Ack! Clean air and no child labor. Those damn liberals! Hey, how about instead of whining about "liberals" or "conservatives" you realize that we're all in this together and win-win is the only way to do sustainable business. Name calling and whining isn't the way to be an adult or get anything done.

You'll be too busy soon enough to hang out too much being so unproductive. I wouldn't say cut him out completely but I would say be honest with him. Something along the lines of "I'd love to hang out but can't spend too much time. Unless you'd like to come drive for dollars with me and we can chat." Or whatever you feel comfortable saying. To me video games are a total waste of time but don't discount the need to disconnect sometimes and just relax.

If I *knew* the market was going to crash in a year I'd do exactly what I'm doing now. Renting my rentals at decent but not gouging prices and hustling, hustling, hustling to do as many short term flips between now and then and hoarding my cash. Then buy a bunch more rentals when the bottom falls out of the market and folks panic and want to sell.

We've been doing it for several years and I can tell you it's tight. People know the market is crazy hot and they think their houses are worth a ton. We're actually looking at places in Vancouver bc PDX is so challenging.
