At that price point (assuming it's not high for the neighborhood) I'd refinish as is. We just sold a flip today (yah!) that had 100 year old for floors and patching it was a nightmare. There were a bunch of old worm holes that we left and filled. I don't just call it character I actually believe it's super cool, old, tell a story, character.

I like to use Angie's List but most of our recommendations come from our current contractors. When our plumber (who our electrician originally told us about) was too busy I asked him who he'd recommend and he referred us to another amazing plumber. I personally wouldn't recommend someone I didn't trust bc my vouching for them puts my reputation on the line. So I know our guys do the same.

I wouldn't go around pretending you know how to invest other people's money if you don't. It's incredibly stressful to have the weight of other people's expectations and needs on your shoulders if you don't actually know what you're doing. As far as what to do getting a second, better paying job is an option but perhaps a better use of your time would be to work as an unpaid intern in a real estate capacity. Then, when you do get the money you'll be ready to jump. Spend some of your free time actually getting that second roommate. No excuse as that's just free money you're leaving on the table. You need to talk to a lawyer as soon as possible. We are just starting to do this in the Portland Oregon area and if you don't structure this correctly you'll run afoul of the SEC.

Here in PDX we pay for garbage only not water / sewer. If you can't have separate meters or a sub meter then you'd just pro-rata the water bill and have it reimbursed to you. Don't buy that unless you plan on living in it. That's a crazy price. I agree it's a stellar part of town but you'd wait so long to get your appreciation out of it. You're better off buy and hold in Lents. Buy low and rent out for much less but don't do any repairs. In 3-5 years when the area turns do your repairs and rent for more or sell. Montavilla is for living in or flipping only at this point.

We split a lot and built a 2 unit 3 story home. It took forever from start to finish bc permitting is a general nightmare in Portland, Oregon. If you go with a builder who has a set plan they do over and over and over it will be easier and faster permit wise. Financing was easy if you have a job and some savings. The bigger builders have financing divisions. Watch out for hidden costs. Our builder didn't include permits, excavation or landscaping. We were responsible for getting that done and paying for it. The bank will pay you back for these items so work them into the loan. Ours was a 12 month loan so we had to be done and appraise and refinance before the 12 months was up.

You can DiY if you want and paint it for about $50 a box. It's the spray on stuff and while it stinks to high heaven it comes out looking great. We've done this on several flips tub and tiles and I think it looks great. I got a quote for a pro to do for $900 and did it ourselves for $100.

How do folks find the phone numbers for people? I am a rehabber not a wholesaler and saw an empty house that needed work while driving. I looked up the county tax record and got the owners name and tried to look up the phone number. I found one (unique name same address as listed on tax site) but the number was bad. I'm all about calling folks and making it more personal so I'm excited to figure out how to call.
