Checks never become your property. They are escheated to the state and stay in their property holdings and used in the general fund. The state usually has a website where people can look themselves up and see if any money is waiting for them.

As a flipper I'm interested in this conversation. The typical buyers agent gets 2.5% here where we live and as the owner of the house I've both used a realtor and sold myself. With the market so easy right now I have no idea why anyone would use an agent to sell. The Internet makes listing your own home on the RMLS and having access to all the correct forms a no brainer. We use an agent to buy. Use an agent to sell? No way. I simply don't see any value in an agent beyond getting me into a house with their special key.

All good advice given here. I have another perspective for whatever it's worth. I've been both an employee and an employer. Companies will take and take and take and take as much as you're willing to give. If you work too much and it's too stressful then perhaps you should work less and figure out ways to not bring it home with you. People think they'll be fired for not working 90 hours a week but I think you'd be surprised. Your employer is probably waiting for you to state some boundaries and get some work / life balance but perfectly happy to take advance of you until you figure it out.

I've lived in Portland more than 25 years. I'm a card carrying liberal tree hugging zoo hater. And I am a proud developer who remodels and tears down / builds as needed. Gotta have all your tools in your toolbox.

Not sure why Jay and other have piled on "libs" as making money is a universal thing not dem or repub. Seems like an unneeded poke to an otherwise bi-partisan forum.

Sounds like you should sell a home (or homes) and pay off your mortgages. Less expense = less income needed. Get a job that you can do or go on disability if you qualify. Homes that are in disrepair will bring you more and more problems and less and less when you do finally sell.

Can you borrow 200k and use the difference for the down payment? You pay back the 200k but they actually only give you the 145k? Is that a thing that's possible?

I wish you good luck but I honestly don't think this counts as 2 way. It's a bit of an easier road and I encourage you to really put yourself out there and talk to people IRL.
We have really nice rentals that mostly have laundry rooms on the upper floor with the bedrooms. We provide washer / dryers bc we don't want people moving these very heavy items up and down the stairs and doing damage. Yes to the fridge too. I'd never have rented a place without a fridge provided. In PDX that would be unheard of to not provide a fridge.
