If you knew the market will crash in a year, what would you do?

If you knew the real estate market as a whole would crash in 1 year (similar to 2008-2009), what would you do over the next 12 months to protect your investments? Would you sell, hold or do something different?

If you try and time everything, you will lose. You can make money in any market. If you buy real estate that has strong cashflow, it will cashflow when the market is up, down, sideways, or crashing. If 08/09 happen again, all that means is those assets will go on sell, because those who over paid and can't stay above water, will go under. It just means those who are doing it right will find more deals than they currently are. If your worried about a crash, your likely in over your head, over leveraged, and should get out while your ahead.
