Jay Dao I've been biking to work for the last 12 months, 10 miles round trip. It feels great. Is good for my health and good for my pocket. :)
I save around 50% of my combined income and this money will be invested in more properties. My plan is to purchase three more properties before the end of this year.

If she is a good tenant and even " Tried to do a little work herself " why bother her with a pet fee ? Be satisfied collecting that sweet $ 700 a month check. And remember that greed is a sin. :)

I also learned that plumbers and slower than me and that I can probably learn everything I need to learn without paying 110/hour for the privilege.

I don't have a car. I ride a bicycle and I have been doing it for a year. When my last car broke down I decided no to fix it and I promised myself to buy another car only after buying another property. Last Friday I made 4 offers for some SFR's and now I'm waiting to hear from the sellers. When I really need a car for a day or two I rent one.
