What is the maximum prepayment penalty allowed by law in Arizona in a seller financing deal, and how can it be structured? Thanks in advance.

I'm going to sell one of my rental properties and offer seller financing with a 30-year mortgage term. Let's say the buyer pays off the balance in five years. Is there a financial vehicle where I can park that money and only pay taxes when I make withdrawals?  No more 1031 exchanges for me. Thanks for your help.

Quote from @Rachel H.:

@Edwin E. It's up to you. If there are cash buyers willing to close quicker, you may want to look at other options. You could also ask the prospective buyer to give you more information as to why they require the 45 days for inspection and what permits they're looking into. It could give you more insight on the process and what they need to do. Hope that helps!

A mobile home on a septic was there years ago and went up in flames. The lot  has been cleaned. A would be buyer is asking for " a 45 days inspection period for permits, etc " Am I missing something here ? Thanks for your answers.

I may be doing something right because when I posted that question I only had 4 properties on my portfolio. Now I have 12 plus other deals I made. Thanks BP.
