Lost in Forest: Wholesales

I have only been doing this for a month and I am kind of lost in the forest as to what direction I should take next. I don't think I will be moving forward with my real estate coach as something just doesn't seem right. I found a couple of motivated sellers and I have a list of investors whom some are my friends and we buy house etc. What do I do?? Also, do you all use those postcards to generate a motivated seller pipeline? I personally found the couple I found just by driving through the neighborhood.

 RealEstate investing requires organization. If you and/or your buying partners do not possess that skill set, outsource it to someone who is organize. You could even assign specific tasks that is to be completed by a certain partner.

Based on your statements, it seems that you are planning to wholesale properties. You will need your state's standard purchase agreement (always remember to put "and/or assigns" after your name at the top of the purchase agreement.) Next, you will need to locate an assignment contract. Next, locate an attorney who only does real estate transactions. Ask this attorney any questions that you may have. (Most attorneys will offer a free consultation.) Sign your agreements with the seller and end-buyer, then leave the rest to your real estate attorney. You will learn as you go along. You must believe that you are able to complete each of these steps.

Advertising depends on your budget. If you don't have one, you must seek free online classified websites. When you do have a budget, advertise where your sellers and buyers will be looking; and don't forget about Craigslist. (Read the forums here, because your questions have been asked and answered many times in the past.) There are many tools here to help you find direction, and keep you moving along to accomplish your goals.

Yes, postcards are useful for both sellers and buyers. However, the key to keeping a full pipeline is to create multiple means of advertising. Make calls on a regular basis. Develop a follow-up routine. Follow-ups can lead to closings, and closings lead to money in your pocket.

I noticed that you are already familiar with "driving for dollars." Now, you just have to become familiar with "millions on the phone." This has been an information nugget.
