@Christina Phillips  these are called struck offs in TX. You can get an incomplete list of the counties they cover @ www.lgbs.com. There's another but I can't think of it right now. You can get acomplete list of Harris County's @ foreclosehouston.com. But you gotta pay for this site.

But John's right, almost all struck offs are worthless and take a lot of time to find that gem. But put on your miners hat and start digging. Let us know if you find anything. I'm told they're there. I just can't tell you where there is.

Yes, I bought a strange property and turned it over for a good profit.  And I'm waiting for the next sale in a small county for a parcel that nobody bought at the lien sale.  But I'll pay $49 at the commish sale.

@Lisa Howell  I recommend "Profit from investing in Real Estate Tax Liens",by Larry Loftis. And "Zero Risk Real Estate", by Chip Cummings.

@Rodney Dixon  your strategy won't work with liens. The process just isn't that quick. You might be able to buy a tax deed in a nonredemptive state but you don't foreclose because you already got the deed. It's important to know the difference between a deed and a lien before going to a sale.

In your state, Florida, it seems people will pay retail for deeds. I gave up but I hear some people in some counties do okay.

@Jeff James @Jim Hartmann  also interested in educating myself on notes. I've been asking around the INREIA meetings for somebody that invests in notes but haven't found anybody yet. Do you have any recommendations for books or even websites for basic info and strategies in note buying?

Say hi to me if you're at INREIA.

@Nick West  pm your email address and I'll send you a detailed spreadsheet of all the counties in the country. It also includes deed states which you might also be interested in.

@Joe Donohue  I'm well aware of the commissioner sales. I wasn't talking about them. You haven't been to Indianapolis, have you.

Btw, bought a 3 acre storm water lake for $49 from a commissioners sale and sold it to the HOA for $6000. I'm such a newbie.

@Joe Donohue wow, didn't mean to offend you. You tagged my name so I got an email. Didn't run to this board. But I'll admit my statement sounded a little silly. I was still giddy from getting very good properties at the sale. A working mini mart on a very busy street does not sound like a bad investment to me. A 14 unit fully occupied apartment in downtown Indianapolis doesn't sound like a bad investment to me. A 4 plex that was built in 2009 does not sound like a bad investment to me. A 4 story office building with a Chase branch does not seem like a bad investment to me. I bought 15 properties altogether. Every sfh has someone living in it and valued over 60k. I'll let you pick any of them and I'll bet you it'll have a larger ROI than your raw land.
