After attending a few investment groups I struggled to find the format I was looking for. I recently started an investment "team" called Movers and Shakers. I sent personal invitations to people I work with and explained what I wanted to accomplish. We had our first meeting last Tuesday and it was a success. Eight of the 16 showed up and the meeting flowed well. We vetted a wholesale deal as a group and sent a couple of us off with homework. I like the idea of keeping the group small, no motivational speakers, no gurus, no sales pitches. Just good ol fashion people getting together and grinding through deals as a team. It may not be the format for everybody but I believe we will be tighter and more focused than a club with 50-100.

Thank you all for responding. After reading your comments I am starting to think this may not be the deal I had hoped for. A nearly identical house next door but without a finished basement has just sold for 365,000 so I do feel confident on my ARV. I had scheduled to meet a contractor there this morning to get more solid figures on the fix up and unfortunately the contractor did not show. I went inside and took some measurements and also a closer look at some of the repair… All of the trim needs repainted throughout the house and about 1" of wall above all of the trim needs to be textured and repainted. "Whomever replaced the carpet removed the trim and a strip of wall texture along with it." Carpet also needs replaced and I am waiting on an estimate." Walls need paint touch up throughout but are overall good condition. The house was built in 2013 so other than fixing some wear and tear there are no major problems. One other thing that scares me are the solar panels on the roof and the lease that goes along with them, about $80 per month.

Hello BP, I have a house in Aurora, CO with an ARV of 370,000. I can pick up the house for 310,000 with about 5,000 in work needed. I am needing someone to team up with and provide additional capital. I currently have about 20,000 and would like to use a hard money loan to acquire the property.

I am wanting to combine capital from multiple investors and purchase properties for flipping. Do any of you that currently do this have a go-to contractor? How did you get connected with them? I feel hesitant to pull the trigger on many of the flips I find. I estimate repair costs and the numbers make sense to move forward but I feel that I should work with/ get the opinion of o professional before I pull the trigger.

I am currently seeking 2 or 3 contractors in the Denver Metro area to team up with on repair estimates and flips. I am looking to build a long term relationship that benefits both of us and allows me to have a "go to" person for both my personal and investment club deals.
