Looking to team up with investors
Hello BP,
I have a house in Aurora, CO with an ARV of 370,000. I can pick up the house for 310,000 with about 5,000 in work needed. I am needing someone to team up with and provide additional capital. I currently have about 20,000 and would like to use a hard money loan to acquire the property.

What do you plan to do for $5,000? You could paint and maybe take care of a small item or two. Also being an agent, what do you typically see as buying/selling costs? I assume you wouldn't be taking your side of the selling commission, so 3% to the buyers agent, plus what other costs? If you can get in cheap, $5000 and get out cheap while not taking your agent fees, you could make $35-40k, split with your investor. It could be a deal if you spell out what is needed.
