I do not know how I am going to finance it at this point. Most likely try to team up with someone who has experience.

A member of my investment team lead me on to this off market deal today. A client of her property management company is looking to sell their portfolio of 28 rental properties and would rather sell them all together than individually. At current price I would need about $1.8 million to close. I would like to come up with an offer but of course would need to team up and raise the capital first. I am looking for input and advice and would love to hear your thoughts. Attached is a link to a few of the overall numbers I have regarding rents and expenses.

@Brian Pulaski I don't expect a contractor to work for free or spend hours writing up estimates. I am looking for someone to walk through the properties with me and provide knowledge and basic costs on certain items. I would view this contractor as more of a team member and would hire them for any flips they viewed with me. I am looking to form a long term business relationship and grow their business along side mine.

I have a friend that does drilling and several friends that invest in drilling. They drill wells like a numbers game. They know that they might hit 10 or 20 dry holes in a row but all it takes is the 21st one to make big money. I know a developer that wanted to branch out from real estate and decided to get into oil. His first 18 holes were dry.

I have a fix n flip opportunity in Denver to look at tomorrow at 2:30 pm. Are there any contractors that may be able to look at it with me and provide an estimate on repairs? I am not looking for a one time job but rather a teammate that can work with me on many future deals.

20 years ago agents were here to show you what properties were available and what their price was. Today you can look that up yourself but now days agents do more than ever. If robots ever take over the real estate game that only means that agents will also need to know programming and electronics.

Don't rule out properties on the MLS. Last condo flip I found for my investor was overpriced and on the market way to long. They were asking 165,000 and we picked it up for 117,500. Sellers get worn down pretty quick when they have zero offers and their last offer fell out of contract.
