Question for Real Estate industry peeps: Do any of you work with a team? I know there are several real estate "teams" out there but it still seems like everyone has their own individual job within that team. Do any of you currently work or have past experience working in a team environment where employees meet in the morning, come up with a game plan, and execute it well a well oiled machine on a daily basis? I would love to hear any thoughts, comments, or past experiences you may have relating to this.

I think most people will tell you that you should take things slow and develop skills until you become a legal adult. Everybody has an advantage over the competition in one way or another. Although your age will severely limit your possibilities it can also give you an advantage. I would recommend attending real estate investment clubs and meetings where you can meet other investors. If you were truly interested and have a drive to succeed I believe you will have no problem finding somebody willing to invest in YOU and not your experience....I would

If you are not countering lowball offers you are costing yourself serious cash. I work with investors that say all the time "if we can get it for 215 we should make some good money, let's put in an offer for 180 and see what they say."

If you know what you want and are ready to pull the trigger your real estate agent will most likely jump at an opportunity to work FOR you.

Besides the generic real estate agent I would find yourself a good real estate agent. There are agents out there that will devote their entire career to 3 or 4 investors. How can you make yourself more valuable to those agents?

Brie Schmidt I feel what you are saying, I've had people ask me to look for unicorn properties before and I'm just thinking to myself "you and me both buddy." I would tell people to Find a good realtor and ASK them about their plans, goals, expectations, etc. People need to keep in mind that Realtors are the ones in the Trenches everyday. We are the first ones to smell the changing of a neighborhood, the change in purchasing habits, the complaints of buyers etc. A good real estate agent can teach you more than Google in less than five minutes.

I can't speak for other agents but I personally only show my investors something that I expect them to put an offer on. I've had agents call me and ask if I can bring cash offers. Most of the time i respond something along the lines of " I can bring you cash offers but I'll tell you right now all of my investors offers are going to come in around x. I don't want to waste either of our time so if that range works for you I can bring you multiple offers." Whenever I first start working with an investor it's not uncommon for me to send them less than ideal investment properties in an effort to find out what they typically pull the trigger on. I guess the moral of my story is to start a relationship, communicate, keep in touch, and if you pull the trigger every time your presented with a particular property "run your own numbers and make an offer based off of what works for you of course." You will become your Realtors first go-to-person every time they find something.

I just teamed up with a wholesaler in Denver on a property. We plan on splitting the profit and will probably sell it by sending out an email to a buyers list. The buyers will show up with their "checkbook" and their Inspector "or inspect it themselves" and will generally make an off on the spot or later that day.

Put the dad on the lease also.
