I had an informal meeting with a local developer, mason and excavation company that works closely with the city on many projects. I now have a list of questions I need to get answered and will be meeting with the city tomorrow to find the answers. Turns out I have already spoken with the city person at an unrelated business meet up. I feel good about this!

Quick update, I immediately hopped on spokeo and found the relatives of the property owner. After numerous wrong numbers and email addresses I received a call from the property owner. He would have been happy to sell it but unfortunately I was too late and someone else tracked him down and went under contract.

The owner is a committee who will vote on any offer made. So far no offers but a lot of interest. Purchase price is about half a million and the lot has no setbacks, the building footprint can cover the entire lot up to the side walk. I have been watching this piece of land for almost a year and it surprisingly has come up for sale.

Hello BP, I have stumbled across a prime piece of commercial land that would be profitable to develop as multifamily apartments or retail space. It is the last commercial land available in the middle of a booming small town. I have the dream, the local and inside knowledge, and the county of Boulder backing the plan. I am cash poor but time rich. Where do I start and who would I speak with to make this happen?

Hello BP, I was doorknocking today and several neighbors pointed me in the direction of an abandoned house. They said an old lady lived there but the house has been vacant for over a year. One neighbor told me the house was being foreclosed on and another neighbor told me it was the only drug house left in the neighborhood. After telling them that I am wanting to purchase property in the neighborhood I had three different people tell me that I should "do something about it" and "somebody should flip that house." The house is not listed and I get the impression that the owners have passed away. How would I go about acquiring such property? What should be my first step?

Don't pay attention to anything you've learned or heard. Go find the agent or investor that makes bank and is willing to take you on as a mentor. Work for free at first until you start doing your own deals.
