Hi Rian,

No offense taken, I started as a mentor for Mike Collins students and worked my way to content aggregator/affiliate manager for REIWired. I answer real estate questions for customers when Mike is slammed, so it keeps me busy. I don't have any videos on the site but I've been a wholesaler here in Tampa since 2002 or 2003 can't remember. Anyway thanks again for the kind words. Mike and I really appreciate it, thanks for recomending us.

Hi Guys,

REIWired has over 250 hours of pitch free video and you can use it to jump start your RE business. There are videos on there for every type of REI niche. A lot of hard work went into compiling the info. While you can join for 10 days for a buck then cancel, I encourage you to stay on because I'm always adding relevant content to today's market on the site. Thanks for the kind words Rian, glad we could help out. I'm also a big fan of BP there is a ton of great info. here. I'm here on BP to help others out by putting in my 2 cents, I remember when I first started out, I needed a lot of help and others gave me a hand.

Quick story on how I learned the hard way. It was mid month and I just got my 5th contract in 2 weeks :cool: I blasted the deal to my list and a wholesaler and his partner called and asked to see the house. They asked me if they could market the house to their list if they gave me my price. I agreed since my plate was full. Bad idea. Two nights later the seller called me and said Joe we just came to the house to get the rest of our belongings and found a mercedes, a porsche and an escalade in our driveway. We walked in and found them helping themselves to our beer and food. The seller was furious and told me to be prepared to hear from their attorney. After a few sleepless nights I got an email from the sellers stating they would not prosecute if I tore up the contract. I gladly tore up the contract. I checked a few months later in the county records and it turned out the sellers sold to one of the buyer's helping themselves to the beer. They got a better deal from him... lesson learned.

Now I make several appoinments around the same time so the buyers bump into each other and create a desire for my deal also not everyone shows up like they say that they will.

I use google voice, it has a feature that sends a transcription of the voicemail as well as the wav file to your inbox in addition to the call in number. Best of all it's free and virtually untraceable. Bryan is correct, occaisionally you get an ambitious member of the sign police posing as a buyer or seller so beware.(tricksters)

Hi Marc,

The amount of the spread is certainly one reason to want to "hide the fee" with a double close instead of an assignment. Another reason is if you are buying from an institution you need to use the double close or simultaneous close because most banks won't allow assignment fees in their deals. You can use a transactional funding company and pay a fee to use their money for a day.

Hi Tom,

Find out the title company and the closer these agents work with, put a deposit of a couple thousand in an escrow account with the title company. Then contact the REO agent, let them know that you have money in escrow with their escrow company of choice and are ready to close on the next good deal that one of his other investors can't close. Just provide a safety net for the agent and treat them special when you do business with them. You better perform or you're out for good. Hope this helps...

My market is in Tampa Bay. I use a google voice phone number, I got it free and it's hard for the sign police to trace. If you have issues with the sign police I would put the signs out Friday afternoon and pick them up Sunday night so you don't get in trouble. In my area they can fine you however I have never been fined yet. Good luck... Hope this helps...

For motivated sellers I've used the yellow post it type notes that UPS leaves at your door. The whole idea is that baby gets read, people think UPS tried to drop a package at their door and read the note. I've used it for shot gun marketing of 10,000 addresses or more. Sometimes I end up buying houses in that neighborhood or I've bought houses from relatives of folks that get my marketing.
