Using flyers as a Marketing Tool

Quick question I've read a few times here on BP that its good to flyer a neighborhood as part of a marketing campaign. My question is why would I flyer an entire neighborhood, that sounds like a waste of flyers as not everyone in the neighborhood is looking to sell their home or is a motivated flyer. Also is flyer defined as the 4x6 flyer that is commonly used by businesses?

A flyer can be any size, but usually a single page 8 X 11 printed on one side.

The purpose of the flyer is to obtain leads, i.e, you don't know who may be motiviated to sell their homes or who knows someone who needs to sell their homes. The flyer will hopefully reach some motivated sellers who will call you at which time you can qualify the lead quality.

Putting out flyers is know as "shotgun" marketing, reaching alot of people cheaply hoping some will be interested. It is the opposite of target marketing, which selectively targets those with a known interest in selling their properties or a known need to sell.

Shotgun marketing costs little per contact, but only a very small percentage of contacts are expected to be fruitful. Target marketing can be very expensive per contact, but you should expect a high percentage of good leads.

Either can be used successfully in the real estate business. with either, immediate follow up is essential as this can be a very competitive business for the best deals.
