I can think of 5 big investors in Baltimore that would welcome more leads. I would call the we buy houses signs and get to know them then offer your services.

I just spoke with the man I paid $2K seven years ago to "mentor" me. I can call him any day and ask for his help, however, my phone call today was to help him by making a video testimonial for his presentation. I agree with the previous posts. There are good ones and bad ones. Do your homework & pick the right one for you. BTW his fees are only $2495.00 (only $495 increase in 7 years) for unlimited phone access for 6 months but he will always take your call.

Daniel,

I looked at 75 to 100 houses before I pulled the trigger on my first deal. Be careful to avoid paralysis by analysis though. Once you find a good deal, take action!!! Taking action is the best teacher by far.

There are many niche's in real estate investing. I suggest for you to pick one first. I chose wholesaling first because I wanted to learn how to evaluate a deal, learn the market, & put some cash in my pocket before risking my money. There are many advantages to wholesaling to start out like the low to no risk factor. However, you must be willing to give up a good portion of the profits to the land lord or rehabber (end buyer). After I did several wholesale deals I kept a few houses and fixed and flipped a few. This process worked for me, it may work for you also. This process is how I overcame my fears along with networking with the seasoned investors in my area.

Hi Guys,

My advice is to go to a local REIA Club and just watch & listen the first few times. Find out who the local "Man" is and latch on to him/her. If you don't have the cash to buy his mentoring program, offer to work for free for a while to learn the business. Be careful, not everyone has your best interest in mind. Seasoned investors can tell you're a newbie just by the questions you ask. If I had to start over I'd study marketing to buyers & sellers first, get that phone to ring a lot. The rest is easy, just paper work really.
