I've been using the absentee owner lists for 7 years and it's my favorite list. The list consists of every type of motivated seller you could think of, tired landlord,probate,divorce, and people wanting to get rid of a vacation home. How many times have you sent these people a direct mail piece? The marketing pros say to send them DM pieces 7 times and then they remember who you are. I always follow up with sellers just in case something has changed. But first you have to make them an offer. I just ask them a couple of questions and build rapport with them. If they are somewhat motivated I can get out of them why they actually called & they reveal to me their true level of motivation. It sounds cliche but it's true, we're problem solvers not real estate investors. Look at what Don did, he dug deeper and found out the whole story and cashed in on a $200K pay day. Keep grinding it out, work hard at it, ask these people questions. I ask sellers why they picked up the phone and called me if they want more than retail. Turn the tables on them. Anyway stick with it man, it's worth it.

I have a droid, the apps available are awesome. This past summer I was on vacation in the mountains and the wifi in my log cabin stunk, luckily I had downloaded PDA NET on my droid and laptop. Viola, I had internet thanks to my handy little droid. I love it.

Take control of your thoughts man. What are you telling yourself? Get real and decide how much marketing you will start with and set a goal of the number of offers you MUST make to get that first deal. You probably know more than most people and are suffering from FEAR. I could quote that cliche FEAR stands for False Evidence Appearing Real but I won't :D You made a bad deal my friend but that was in the past, you are not the same person. I'd start making offers on houses right away with the intent of assigning the contract. You have little risk and a big upside. Remember the opposite of FEAR is FAITH. Now go make some offers!!

@Dan,
I work my way backwards like Charles said. I teach my kids to do the same with their academics. I set a goal for 5 years out then 4 then 3 then 2 then for this year. All the time I'm asking myself what has to be done before this goal is achieved. Then I really drill down and create 6 month 1 month weekly and daily goals. At the beginning of each week I tweak my daily schedule according to the goals I've set and the results I've achieved. It works for me and my kids are less stressed at school because they have a road map or plan to work from.
