I have heard about some rehabbers doing a 5 day round robin auction on pretty homes like yours. The idea is to put a massive amount of marketing out before the auction to create a buzz and get 100 people to the house over the weekend. They're hoping to get 30 bids and 3 to 5 to bid it up while fighting over the house. I spoke with a local investor last week that gave me tips on marketing a house in a rough area here in Tampa. We put out 125 signs and 1000 flyers and got over 70 calls, my partner is still fielding calls from the signs. We didn't do the round robin but the massive amount of marketing worked. There are also some guys doing a round robin on the MLS. I've never used that technique yet but someone on here might have done it before. Good luck, let us know what happens.

Hi Elisha,

Great story!! I found my mentor at an REI meeting also. He's local and he speaks nationally too. His input was so valuable to me, I knew I could call him any time and he'd answer my questions. I know if I needed help today he'd be there for me. He still does the no risk no money down type of investing with options and seller financing and wholesaling.

Anyway I'm here if you need to run anything by me. Good post, it'll give some others like Victor some motivation.

Hi,

Bill gave you some awesome advice, I agree with him that your place should be worth more to a buyer than a foreclosed property. Typically REO's need repairs etc... so I'd find out what the quick sale price would be from a local realtor. You can dtermine then if you want to sell through a realtor or sell it yourself using a 5 day sale or perhaps sell with some creative financing. I think you need to do more digging on the market value of the house before making your decision. Keep us up to date and we'll see if we can help out.

Welcome Sam,

Edward gave you very good advice. Check that link out for info. on creating a buyers list. I like bandit signs to build a buyers list and a lot of them. I had my partner put 125 bandit signs out last week end & he got 70 plus calls. All potential buyers, make sure you get all the contact info. and buying criteria possible so you can find them houses.

Thanks for all the LOVE :cool: .

I get my list from the county appraiser's office. I tell them the data I want in the spread sheet and they send it to me on a CD. It only costs $45.00 for 50,000 names. I send these folks a post card through click2mail or a hand written letter introducing myself and asking if they would be interested in selling their house to me. It works great and for buyers I use bandit signs also Rian. I learned lots of tricks from the boys here in Tampa, Andy used to handle Preston Ely's coaching program, he's a solid guy. I've got only good things to say about those guys and Mike Collins too, I've learned a lot from them. Let me know if you need more details and I'll oblige, make sure you have the county or data service provide the last sale date for you so you can separate the buyers and sellers.
