I’ve got two tenants who are not paying their rent, and it seems I have no recourse with courts closed.

What are you doing to take the upper hand and repossess your properties?  And I’m not thinking payment plans etc bc these tenants are hiding and refusing to open doors and communicate.

i also invest in Rochester NY, but live in CT.  We moved to CT about 4 years ago from Rochester.  I grew up in Rochester, so I know the area and neighborhoods, and all my properties (I have 8) are within 5 miles of where i was born and grew up.   Even though I live out of state, my family supports my business, and my brother in Rochester is skilled and able to handle the day to day management properties (for a fee, of course, so we're basically partners).  Having properties out of state has it's good days and bad, but it's been working for me only because of the relationship i have with my brother and his willingness to be part of my business.  If not for that, I'd be screwed.

Rochester, NY is a terrible market to invest in property. I would encourage all real estate investors to look elsewhere to place your dollars, because Rochester is certainly not the place for you if you are looking for a great ROI!

More people reaching out to me, seeking justice against Doug Hirt, who continues to scam around Rochester, NY.   Beware . .  .

Hi Dave,

By what I saw of what you said regarding a guy from CA getting scammed by Doug Hirt, it looked like this happened while he is on probation. I have decided to file a Freedom Of Information Request and have gotten an attorney who has experience in going after the like of Doug. In pulling some records from the clerks office, it looks like you got a reimbursed your $3500. Good for you, but wondered if you would share on how you accomplished that. Also, I am going to compile a list of people that have been scammed by him. Would you be so kind as to provide any names and contact info you have. I recognize that if you have gotten back your money, you probably want to eliminate all memory of him, but there are still some that would like to see justice.

another Doug Hirt ripoff . . this in my inbox today:

Hi xxx...Im an investor/rehabber in Canandaigua...I googled Doug Hirt's name and read your blog..just bought a furnace from him and he was adamant about getting $ up front for installing it...I was a bit confused he was demanding payment up front considering he told me he has 300+ houses, 10 employees, his sons worked for him and spends 6 figures monthly at lowes/Home Depot...does he have a reputation as a scammer?
