Brett Davidsen is interested in hearing from current victims of Doug Hirt and his scamming ways.  Brett may be able to help if he hears of a pattern of recent events.  I see other contractors going to jail for crimes far less extensive than what I hear that Doug has done.  The victims that have reached out to me number in the 10-12 so far . . 

What can be done?   Try calling your local police.   I got no where with the Gates Police, but your experience may be different.   I'm told Doug is on probation currently for scams, and if he commits further fraud, he will be in violation of his probation and then, well, maybe he'll end up in jail where he belongs.

mike, i put a few of my properties into an LLC i created but only after i had 6-7 in my personal name. My attorney did all the work for me. LLC or not is not the first issue for you to be considering in preparing your RE adventures. Acquiring your first property is . . . after that, you build on to what you've started including your asset protection strategy. IN addition to havingn some but not all my properties in LLC, i have an Umbrella Insurance policy.

Shiv, I live outside of NY in CT.  I am from Rochester, and i have 8 rentals there that my brother manages for me.   

With 80k, you have plenty of downpayment for a package of properties that could then be seller financed. I have a package that I'd be willing to discuss with you, and then also coach you through the process as I've learned a lot through the BRRRR process over the past several years. My properties all cash flow positively, and together, we could explore the numbers and options, etc. Why am I wanting or willing to sell? As an out of state investor, i have risk that I'd like to lessen. Rather than own property, I'm willing to accept less cash flow by holding rentals in exchange for interest income as a private money lender. My loan to you would be protected through a lien in those properties. Anyway, get in touch if you'd like to talk further.

Like you said, great location that is desirable and right off the park and near the hospital to draw residents.  I'd say run your #'s with $1200.   I get $1200 for 3/1s in the 19th ward on other side of river, so the size might be an issue but i believe location balances it out.  Insurance also seems a bit high in that i pay around 550-600 on similar valued properties.   Sorry for your PM challenges - not surprised as good PM is hard to come by.   My brother handles my maintenance and turnover, and if you'd like, I can share his # for you to talk through your needs.

The Asst. DA is interested in hearing from victims of his scam. They have asked that I gather names. If you want to go it alone, contact Eric Hurd at ehurd at monroecounty dot gov and tell him your story.

Please let's all work together to put this scum bag behind bars so that he doesn't continue to poison the efforts we're all working so hard to build.

Looks as though living the life as a scam artist has possibly caught up with Mr. Doug Hirt.   Of course, in this great country of ours everyone charged with a crime is innocent until proven guilty in a court of a law.   I hope to be in that court room to help the case to put this dirt bag behind bars.

I have contacted the news, as well as the local DA on this case, and I hope to join the prosectution as a witness.  If any other victims here are interested in getting justice, I can pass along the DA contact info to you.

It's a good day for me.  One I had been hoping for for over a 16 months.
