@Shannon Sadik Shannon, probably hard to analyze without really digging into your pro forms sheets, but I wouldn't get too hung up on assessing your deals down deep into the weeds.  Of course, analyze as best you can using a tool your comfortable with, but then by all means . . pull the trigger and go for it!   As a BP Plus member, i have access and just used for the first time the deal analyzer that BP provides.  It was a great and thorough tool that gave me a basic overview of the possibilities that a deal I'm considering would play out, based on a bunch of assumptions.  You might want to give it a try.  

I guess I'm saying . .don't get "paralysis by the analysis."  Good luck.

Update on my eviction . . .

Yesterday, I received a judgment . . . officially it reads:  Judgment with Possession, with Warrant, Issuance Stayed thru 07/25/2014.   Attorney tells me that this means the warrant is stayed to 7/25 which means it can be called in on 7/28. Once the warrant is called in the tenant has 3 business days to vacate which would bring her to 8/1 in the morning.   If I wanted to move ahead with a formal lockout and forced removal, the earliest I could do this on 8/1, but I'm dependent on the sheriff/marshall's schedule.

I will proceed with "calling the warrant in" which leads to the sheriff posting formal notice on the door.  I will do this on Monday 7/28, and it will cost me approx $50 according to my attorney.   As mentioned previously, tenant has already scheduled a meet up with me for Fri evening 8/1 to hand over keys.  We'll see how that goes.

@Mark W. Thanks Mark . . i didn't realize that about the judgment for the back rent.  I'll talk to my attorney about that and see what options I have.  As for security, she burned that for the June month that she did not pay me for . . she insisted that there are and won't be any damage, which I doubt.   The backstory here, not that you asked, is that she was a habitually late payer, who I lost trust in.  She also moved in her brother (but denied it) and I believed that he was using/selling drugs in the house.  She paid May rent in full on May 25th, and I have her 30 day notice on May 27th to leave on July 1st.   When she did not pay June rent - she said just use security - I contacted the attorney and she advised me that if I pursued eviction for non-payment of June rent, and she paid, that she would then be allowed to stay - essentially nullifying the 30 day notice I provided.   Because the end result I wanted was her out, and had the security deposit that covered June, I rolled the dice and stuck with the 30 day notice.  I had a feeling she'd hold over for July.  On July 1 she said she was likely to be out on July 12th.  I didn't trust that to be true, and so I contacted attorney on the 7th of July, which brings me to today.   

Yes, missteps along the way by me, and yes, I've learned a lot about how to handle these situations going forward.  Time to firm things up!

@Alicia Maloney Alicia, to make the @{person name} work, you hold down the '@' symbol AND the '?' symbol . . then a list of names of people on the thread appear.  Choose the name/names you want to target your message to.  When you do this, they will receive an email informing them that they were mentioned in a forum thread.

@Mark W. Not yet from my attorney, but I just so happened to hear from my tenant.  Apparently she went to court (i didn't think she would), and was instructed to contact me to discuss the judge's verdict.   She told me that the judge had given her until the 31st to stay, and that she was calling me to schedule a walk through inspection and to hand over keys for Fri evening Aug 1st.  

I do not have July's rent from her, and so I'm out that (750), plus attorney (285), plus lost rent turnover delays.  Unknown is the damage to the unit.   At this point, I plant to pursue lost rent + damages in small claims, but we'll see how it goes from here.  

@Mark Updegraff @Larry Turowski would love to join you guys for that coffee to learn more about your business, Mark, and to see how you might be able to assist me as I look to increase my holdings in Rochester.  I'm in the process of getting unit 3 up and going - all 19th ward.

@Mark W. I did not plan to attend court today.  Thought about it, for the sake of learning and watching the proceedings, and to also see if my tenant appeared and to hear her "story", but in the end, I decided against it.  I've wasted enough time/money on this so far, and that's also what I"m paying Nacca's office to do.  So, no court for me.   I'll continue to post here on what transpires.

@Larry Turowski Thank you for sharing your experience.  I hope that it goes the same for me in that they take it upon themselves to get out.  Good idea to leave the stuff while we ready for our next tenant.

Hi - in a different post, we shared names of local attorneys to assist with evictions, which got me thinking . . and since I'm in the middle of an eviction process (court tomorrow!) . . . I thought it might be worthwhile to kickstart a conversation from those who have gone before me with an eviction.  I know each and every situation is unique, but I thought a bit of sharing might help educate many on the ins and outs of what happens with an eviction.  I'm sure it's different in different towns, counties, states, etc - mine is in Rochester, NY - but what should I expect assuming i get a verdict in my favor?   Should i get movers on call to help remove property?  Do I need to get the sherriff involved?   My tenant may up and move her own belongings in the middle of the night, which would be great, but what if she doesn't.   What are the steps to force her out and reclaim my unit?   Thanks everyone!
