Your information is very helpful. I am learning about different deal structures to consider for my first deal. I have VA benefits available that I intend to use on the house hack. However, I do want to know about other viable options for deals. With an owner carry, am I paying directly to the owner? If so, does that show up on credit reports? I am guessing, if it does not show up on credit reports, that I could work towards the owner carry on this property and use the VA loan on a four plex my wife and I would want to live in

What is the benefit to the seller?  I'd like to know what is appealing to sellers who offer to carry.

Good morning all in BP...

What are the pros and cons of owner carry deals? 

Both for the seller and buyer?

I've seen a triplex listed that states owner may carry. My wife and I want to house hack an MFR to get start our buy and hold strategy going.

All insight is greatly appreciated

I have not tried the direct marketing approach, though I have heard about it on BP.  I will give that a try for sure

Wendy and I are in the same situation in Visalia Ca... my wife and I are looking to house hack our first four plex with the VA loan. I am sure the markets are a lot hotter down there as opposed the central valley.

As I understand now, a VA loan can be used for a 2, 3, or four plex. Commercial real estate loans should be used for larger MFRs

What is your most reliable source for absentee and or out-of-state owners?

Walking for cash is a great out for us to find the properties.  There is a wealth of info we pick up with every walk.  What are the best ways to get the owner contact info?

My wife and I want to house hack a four plex in Visalia, California. This would be our first REI deal.

Where should we start our search?

We've heard that four plexes that make it to the MLS are usually ones that most investors choose not to pursue. Most MFRs we've seen on the MLS and driven by are in parts of down we would not feel safe and secure in. We understand that house hacking limits our REI options. However, we have a VA loan available, want to pay down our personal debt, and save additional money to put into future deals.
