We Want to House Hack a Four Plex in Visalia

My wife and I want to house hack a four plex in Visalia, California. This would be our first REI deal.

Where should we start our search?

We've heard that four plexes that make it to the MLS are usually ones that most investors choose not to pursue. Most MFRs we've seen on the MLS and driven by are in parts of down we would not feel safe and secure in. We understand that house hacking limits our REI options. However, we have a VA loan available, want to pay down our personal debt, and save additional money to put into future deals.

Excellent!!!

I think we'll go the direct marketing approach. Anything that makes it to the MLS falls way out of our criteria. There are some in decent parts of town, but, as you pointed out, they are not on the market.

I'll start reaching out to absentee owners first
