Musicians (actually, artists as a whole) can be pretty flighty in the head.  There is a reason the artist stereotypes are so prominent... there is enough truth in them to keep them alive, and sadly, a lot of artists perpetuate the stereotypes they despise!  

Is there another, perhaps better niche you can seek out?  Pilots and aircrew members, traveling nurses, business people that are in town seeing clients in your local area; people attending various conventions, concerts, and or sports events?

What is the next action you will take to put this problem to rest once and for all?

Would you consider a cash for keys approach to getting the problem child out of the your property quickly?

Every day he stays in the unit is another day of lost income, more time for the strife to build, and possibly enough time for him to get pissed at you and take it out on your property (leading to additional maintenance dollars).

Holding people accountable is a noble idea, but getting a problem child out quickly may be the better investment in your property and your sanity

Ask the lender, "What part of my credit score prompted you to turn down my application?"  It is very possible he or she saw the final number without actually looking at the details that are causing the current rating.  There may be things in your credit score that can be quickly fixed to improve your score.

Also, shop around for another lender.  You only need one to say "Yes" to get in on this deal.

The herd drives the value on residential properties.  The property will go up in value as long as there are enough people willing to pay the increasing prices.  

Commercial real estate uses the property's performance to determine its value, which sounds like the way you'd like to see things go.  If so, commercial real estate may be for you

Check Podcast 84 with Chad Carson.  He talks about bird dogging, and how that enabled him to learn from mentors while adding some extra $$$ to his bank account when getting started.

Is your truck an asset or liability?  Answer this question, then make the decision an investor would make.  It may be your first and a most valuable lesson on what it means to be an investor.  Don't fall in love with an Asset

I see discussion about smoking and no-smoking in rentals.

What experiences/issues have you encountered due to vaping in your properties?

  • Does it make clean up and turning a vacant unit more difficult?
  • Is there an odor in the building?

The thought came to mind while listening to a BP podcast.

How is the market in the down town area?

Wendy and I are working doing the same out here in California.  I've been walking and driving for dollars, looking for those properties that we want to occupy.

It is a bit of a challenge because the good four plexes are not on the market; only the ones investors do not want make it to the MLS for public consumption. So... we'll need to rely on direct sales letters to generate opportunities.

Best of luck in your search.  It is a game of longevity so stick with it and you will find "that" property!
